Tratt Properties Repositions with the Consolidation of its Portfolio And Purchase of 650,808 SF Best Buy Logistics Building in Florida

Polk City, FL – In June 2018, Tratt Properties finalized the sale of their FedEx Ground building in Roseville, CA for $31.9 million.  Darla Longo and Rebecca Perlmutter Finkel with CBRE Los Angeles represented the seller and buyer.  The 198,774 SF building with 30’ clear height was developed by Scannell Properties and was purchased by Tratt Properties in 2015.  The fully-automated building is 100% leased by FedEx Ground Packaging System Inc. until 2028.

On July 19, 2018, Tratt Properties purchased Best Buy Logistics in Polk City, FL for $40.6 million. The building is 650,808 SF with a 32’ clear height on a 45.7-acre site.  The cross-dock building includes 630,151 SF of distribution and warehouse space, 17,532 of office space, 3,125 SF of assembly space, and 166 trailer parking spaces.  John Huguenard of Jones Lang LaSalle in Chicago represented Tratt Properties and the Seller.  The property was a build-to-suite for Best Buy to consolidate and expand their operations in the growing market.  “I am so pleased to add another state-of-the-art Logistics facility to my portfolio in the Lakeland area and especially with an e-commerce industry leader such as Best Buy.” – Jonathan Tratt, Founder and Managing Principal, Tratt Properties.
