Jonathan Tratt is the Founder and Managing Principal of Tratt Properties, LLC, a Phoenix based commercial real estate development/investment firm for the past 20+ years. He is regarded for his distinguished expertise in real estate development, acquisition, and property management services for logistics and e-commerce properties. This includes site selection, ground up construction, and warehousing and distribution operations.
In the last 20 years, Tratt Properties, LLC for its own account has developed and acquired over 12 million square feet of institutional grade logistics properties in key markets across the United States. Jonathan has gained a unique and highly regarded expertise in global logistic best practices and associated real estate investment plans for speculative development projects and acquisitions. Tratt Properties currently owns a controlling interest in six (6) logistics/distribution projects which represent over five point five (5.5) million square feet. Tratt Properties also provides the associated professional property management services to its' tenant clients.
Jonathan brings over 30 years of real estate experience to the leadership of Tratt Properties, LLC. His early experience as an industrial broker with Iliff Thorn and Daum Commercial Real Estate Services prepared him to start Industrial Brokerage, Inc in 1992 before broadening his scope to development and investment as Tratt Properties, LLC in 2000.
Jonathan holds a Master of Business Administration in International Management from Thunderbird School of Global Management and a Bachelor of Science from the University of Dayton. He serves on the Board of Trustees for Valley Forge Military Academy and College in Wayne, PA. In addition, Jonathan is an active Board Member and former Chairman (2017) of NAIOP, the Commercial Real Estate Development Association. He served on NAIOP’s Executive Committee, is a Governor of the NAIOP Research Foundation, and is Trustee of the NAIOP-PAC. By way of his expertise and leadership, Jonathan also served as the Chair of the Industrial Development II National Forum of NAIOP and is a member of the E-Commerce II Forum. Jonathan is a long-standing local sponsor and Developer Associate Member of SIOR (Society of Industrial and Office Realtors].
Jonathan contributes to community service and charitable organizations across the country. This broad range of philanthropic activities includes numerous Jewish and religious organizations, as well as academic institutions, and professional associations. In addition, Tratt Properties, LLC focuses contributions in the local markets where they own and operate properties to further the commitment to meaningful service.
Malecia Golf has been leading Tratt Properties’ Accounting Department since early 2014; working directly with investors, tenants, and vendors as well as overseeing the asset management of our portfolio properties.
Malecia comes to Tratt Properties with over 20 years accounting experience in real estate related industries with an extensive property management and investor relations background.
Over the past 7 years Malecia has identified, negotiated, fully leased, and ultimately sold over 100 single family homes as well as several multiple family assets comprising hundreds of units. Malecia’s prior experience includes all facets of mortgage lending from origination to servicing and fund management.
Malecia holds an Arizona Real Estate License.
Tom Steimel, a 1971 graduate of Arizona State University with a Bachelor of Science in Construction Engineering, is assigned to all of our development projects. Tom is Principal of T.L. Steimel & Associates, Inc. in Phoenix, Arizona. His direct background in both construction and construction management covers a wide range of projects including hospitality, healthcare, retail, commercial office, industrial, education, multi-family residential, senior housing including life care, infrastructure, thermal storage, and transportation.
Tom's Civil Service includes the City of Phoenix Planning and Zoning Rehabilitation Board as past Chairman for three terms. His noteworthy Professional Associations are Project Management Institute, Construction Specifications Institute and the National Society of Professional Engineers.
Patty Marsh has worked with Tratt Properties for over 5 years and is our key administrative person managing all our office, marketing, and construction management functions. Prior to us Patty worked with T.L. Steimel & Associates, a leading construction management firm for over 11 years. During that period of time, TLSA was the exclusive construction management firm serving Tratt Properties on approximately 4 million SF of speculative Logistics and E-Commerce development in Metro Phoenix since 2005. Prior to that Patty worked for 15 years with Hewson Development in the development department. Patty is a graduate from Arizona State University with a degree in marketing. She is huge Arizona Cardinals football fan and loves spending time with her rescue dog Scout.
