Eagle Realty Group, LLC an affiliate of Tratt Properties, LLC of Phoenix has announced the sale of FedEx Ground located at 8501 Foothills Boulevard, Roseville, California. The 198,774 square-foot FedEx Ground distribution center on 31 acres sold for $31.9 million.
Darla Longo and Rebecca Perlmutter Finkel with CBRE’s Los Angeles office represented the seller and buyer. The buyer is an affiliate of Richmont Corporation, which also operates under the name of Richmont Steel of Laguna Hills, California.
FedEx Ground Roseville is a fully-automated distribution center and is 100% leased to FedEx Ground Packaging System Inc. until 2028. Built in 2013, FedEx Ground Roseville features 55 dock-high doors, 7 drive-in doors and a ceiling height of 30’. Of the numerous FedEx Ground locations in Northern California only FedEx Ground Roseville and one other location have a modern and fully computerized scan and sort operation. The property was developed by Scannell Properties.
