Home Depot U.S.A., Inc. Signs a Full Building Lease at
Elwood Logistics Center

Goodyear, AZ – December 20, 2021 – Elwood Logistics Center QOZB, LLC an affiliate of Tratt Properties, LLC, Jonathan Tratt Principal, just signed a long-term full building lease with Home Depot U.S.A., Inc.
Completed in 2021, Elwood Logistics Center is located on 83 acres at the Southeast corner of Sarival Avenue and Elwood Street just south of Interstate 10 and the Loop 303. It is the largest speculative state-of-the-art speculative building in the Valley. The project sits within a pending Foreign Trade Zone that provides duty free advantages and is also within an Opportunity Zone offering tax advantages. The 1.3 million square foot cross-dock building has 40’ clear height with 190’ gated and secured concrete truck courts. Additionally, the building contains 235 dock high loading positions along with parking for 200 cars and 327 trailers. The area is being improved to provide for 400 more trailer parking positions. The project has street frontage on 3 streets for ease of ingress/egress.
